1. House Rules
General Conduct
- Respect Others’ Privacy: Avoid loud noise and be courteous to fellow guests.
- Quiet Hours: 10:00 PM to 7:00 AM. No loud music or parties allowed.
- Visitors: Only guests listed in the booking are allowed on the premises. No outside visitors without prior approval.
- Photography & Filming: Commercial photography or videography is not allowed without prior permission.
Alcohol, Smoking & Drug Use
- Alcohol: Not provided on-site.
- Illegal Substances: Strictly prohibited. Any violation will be reported to authorities.
- Smoking: Allowed only in designated outdoor areas. No smoking indoors.
2. Property & Environmental Care
- Waste Disposal: Use designated bins for garbage.
- Garden & Plantation: Our gardens feature exotic plants like mango, dragon fruit, and spices. Do not pluck or damage plants – fines will apply.
- Swimming Pool Use: Use at your own risk. Children must be supervised.
- Damage to Property: Any breakage or damage to furniture, electronics, plants, or appliances will be chargeable.
3. Booking & Stay Policies
Check-In & Check-Out
- Check-In: From 12:00 PM
- Check-Out: By 11:00 AM
- Early check-in/late check-out may be allowed based on availability (may incur additional charges).

- Double Rooms: 2
- Family Rooms: 1
- Amenities: Wi-Fi, TV, Balcony, Scenic View, Parking, Pool, Shared Kitchen, Laundry Area
Extra Guest Policy
- Additional guests beyond the booked number are allowed only with prior approval.
- Extra guests will incur an additional charge per night.
4. Food & Dining
- Breakfast: Available on request.
- Home-Cooked Meals: Can be arranged in advance.
- Nearby Dining: Recommended – @Lakewood Restaurant
5. Child & Pet Policy
- Children: All ages welcome. Kids under 5 stay free without extra bed.
- Pets: Pets are allowed. Please inform us in advance and ensure pets are well-behaved and supervised.
6. Cancellation & Refund Policy
- Booking Method: All reservations must be made via Phone or WhatsApp.
- Advance Payment: Partial payment may be required to confirm your booking. Remaining balance payable at check-out.
Refund Eligibility
- ✅ Full/partial refund if cancelled 24+ hours before check-in
- ❌ No refund for:
- Cancellations within 24 hours of check-in
- No-shows
Refund Process
- Processed within 7 business days via UPI, bank transfer, or original payment method.

7. Terms & Conditions
General
- Bookings are only valid when confirmed via our official phone or WhatsApp channel.
- Guests must maintain cleanliness and respectful behavior throughout the stay.
- Hilltopstay is not liable for:
- Loss/theft of personal belongings
- Accidents or injuries caused by guest negligence
- Weather or transport delays impacting your stay
Force Majeure
- In case of natural disasters, strikes, government regulations, or other force majeure events, we reserve the right to cancel or adjust bookings without liability.
Dispute Resolution
- Any legal disputes will fall under the jurisdiction of the Idukki District Court.
8. Damage & Loss Policy
- Guests are responsible for loss or theft of any items belonging to the homestay (e.g., towels, remotes, keys).
- Compensation will be charged based on actual replacement cost.
- Damage reports must be made to staff immediately.
9. Privacy Policy
We value your privacy and data protection.
- We collect only necessary data for bookings and operations.
- We may use platforms like Google or Meta for analytics/ads but will never sell or share personal data.
- You may request to access, correct, or delete your data.
